The water heater you are replacing may have fit its closet perfectly in 1964. The one you buy today probably will not. Modern tank heaters carry thicker insulation, so a new 50-gallon unit is often taller and wider than the old one. Add a door that has not changed since the house was framed and a replacement becomes a measuring problem before it is a plumbing one.
Why Older Ranch Homes Are Tight
County parcel records show mid-century plats with compact floor plans. Temple Grove Estates averages about 1,500 square feet on 0.2-acre lots, while larger plats such as Temple Terrace Estates and the golf-club area average over 2,100 square feet. The smaller the house, the smaller the utility closet tends to be, and the more likely the heater lives in a garage corner or a closet shared with the washer.
Closet Installs
Closet heaters need working clearance, a way to drain the relief valve discharge to a safe spot, and a path from the front door to the closet. Measure the doorway, not just the closet, and the turns in the hall between them. If the old unit slid out in one piece, the new one usually can too; if the old one was cut out or tipped, say so when you call. A shorter, wider "lowboy" or a smaller tank sometimes solves a tight closet. A point-of-use unit near the farthest bath, a small tank that sits under a vanity, can take load off a long run.
Garage Installs
The garage is where most Temple Terrace tank heaters live, which makes swaps easier. The checks are different: the unit needs protection from vehicle bumps, the floor drain or discharge point has to be reachable, and a wall mount for an expansion tank helps. Gas work is outside what we list, so if your heater burns gas, say so on the phone and we will tell you whether we can help or who to call.
Attic Installs
An attic heater leaks into a ceiling, not onto a slab. A drain pan with a pipe to a visible discharge point, a floor under the heater, and a clear walking path from the hatch are all standard practice there. Attic units are also the hardest to carry out, so budget extra time. If a replacement means a new location, the quote should show it as a separate line item.
Electric Tank, Tankless or Heat Pump?
Each has a different footprint. A tankless unit hangs on a wall and frees the closet, and installation runs $2,200–$3,500. A hybrid heat pump heater needs room around it and a place for condensate to drain, and the manufacturer lists its clearance and air-space requirement. A conventional tank replacement is $1,200–$2,500 installed. An expansion tank, $250–$450, may add to either, as discussed in the water report post.
What Changes If the Heater Moves
Same-spot swaps are the least expensive version of this job because the supply lines, discharge pipe and power are already there. Moving the heater to a new closet, wall or room adds new supply runs, a new discharge route, possibly new electrical work, and a new location for the permit question. The city does not publish a rule for water heater swaps, so ask City Building & Permitting before you commit, as covered in how permits and inspections work in Temple Terrace. If a quote does not say whether it covers relocation, ask the question on the phone.
Measure Before You Order
- Photograph the label on the current heater, including the tank capacity and the date.
- Measure the doorway width and height, plus any hallway turn.
- Measure the space around and above the heater.
- Note where the relief valve pipe ends and where the nearest drain is.
- Send the photos with your address so we can tell you what to expect.
For the full scope of what we do, see water heater repair and replacement and our Temple Terrace cost guide. Homeowners in the Golf & Country Club area and Temple Grove Estates face very different closet sizes.

Current tank heaters use thicker insulation to meet efficiency standards, so the same capacity often means a taller, wider cabinet. Measure the closet and doorway against the manufacturer's dimensions before you buy, not against the old unit.
Often, yes, and it frees floor space, but it needs its own venting or power and a water supply sized for it. A plumber should check the existing connections before you commit. Installed cost runs about $2,200–$3,500.
Not necessarily, but it has higher stakes. A leak can ruin a ceiling, so a drain pan, a discharge pipe to a visible location and safe access matter more than they do in a garage.
Gas line and gas appliance work is outside the services we list, so if yours burns gas, tell us when you call. We will say whether we can help or point you to a gas-licensed contractor.
