TEMPLE TERRACE RIVERSIDE PLUMBER FOR LOW GROUND AND 310 RANCHES BUILT IN FOUR YEARS

The plat sits 27.5 feet above sea level, the lowest ground in the city, with more than a third of its owners living somewhere else.

Plumbing in Riverside, Where the Ground Is Low and the Houses Are Alike

Temple Terrace Riverside is a 310-home plat on the south side of the city, about 2.4 miles from City Hall, built in a rush: 90 houses in 1955, 69 in 1956, 70 in 1957 and 29 in 1958. County records give a median year built of 1956, with 89.4 percent built between 1950 and 1969.

Streets include East and West River Drive, Broxburn Avenue and Courtney Drive. Homes average 1,723 square feet with 2.09 baths on about 0.25 acre. Owners are a mixed group: 35.5 percent list a mailing address that differs from the house, a high share for the city.

Low Ground and the Leak You Cannot See

Ground at the plat center is 27.5 feet, the lowest of any plat in the city, and the plat's box overlaps three AE flood polygons and a floodway. On wet, low sand, a slab leak can run for weeks before a bill or a warm spot gives it away.

Signs are a meter that spins with every fixture off, a damp patch on a slab, or the sound of running water at night. Leak detection ($200-$450, credited toward the repair) finds the spot without opening the floor. Spot repairs on slab lines often run $900-$2,200, including concrete.

Services for River-Side Ranches and Absentee Owners

  • Emergency Plumbing Repairs — Overnight leaks in vacant or rented houses are shut off first, then the owner approves a written price by text before repair begins.
  • Plumbing Repairs — Running toilets, dripping faucets and stuck stops are the repeat repairs at rental-heavy addresses, each documented by date and part.
  • Plumbing Installation — Updating a 1,723-square-foot, 2.09-bath ranch means finding the original drains in a slab laid in the mid-1950s.
  • Leak Detection — On the lowest ground in the city, slab leaks can hide in wet sand, so pressure testing comes before any concrete is cut.
  • Water Heater Repair & Replacement — Rental heaters near the river are flushed and checked; replacement is quoted where scale, age or a base leak says repair will not hold.
  • Repiping (PEX) — A 1955-58 plat is a single-generation case, so one failing pipe pattern tends to repeat from house to house.
  • Drain Cleaning & Hydro Jetting — Laundry standpipes, kitchen branches and old cast-iron main lines clog on different schedules, and a camera shows each.

Rentals, Repeat Calls and Two Eras Side by Side

With roughly a third of owners living elsewhere, many calls come from managers. Repeat visits to the same address are usually small deferred repairs, so our landlord checklist lists the items to inspect each season, and our post on tenant access and repair duties covers the legal side.

Orange River Estates, a 304-home plat just to the east, was built 1980-89, so houses a few blocks apart can have 30 years of difference in their plumbing. The west half of Riverside tests as city water; the east half touches both the city and Tampa. Water heater repair fits the scaled tanks here. Also see Riverhills.

Riverside Units and the 1980s Plats Next Door

The two Riverside units came in during the mid-1950s, and the plats beside them arrived either in the same years or in the 1980s.

  • Riverside Subdivision, Unit 1 — 115 homes built 1950-2020, averaging 1956, the older of the two Riverside units.
  • Riverside Subdivision, Unit No. 2 — 195 homes built 1955-2019, averaging 1961, the larger of the two Riverside units.
  • Orange River Estates, Units 1 and 1A — 121 homes built 1980-84 on the east side of Riverside, the 1980s counterpart to the 1950s houses beside it.
  • Orange River Estates, later units — 183 homes in Units II-C through IV-B built 1985-89, a second 1980s pipe generation within blocks of the 1950s homes.
  • Grandview Acres, Units 1 and 2 — 46 and 68 homes built mostly in 1955-56, a similar-era plat to the west.
  • East River Drive — 59 homes on the river-side street, one of the plat's largest street clusters.
  • West River Drive — 45 homes on the other river road beside the plat, with the preserve on its south side.
  • Broxburn Avenue — 56 homes on one of the larger street clusters in the plat.
  • Courtney Drive — 46 homes on another large street cluster in the plat, built mostly in the 1950s.

The River, Its Drives and the Parks Near Temple Terrace Riverside

Riverside sits on the river itself, so the water, the two river drives and the parks nearby are the usual reference points.

  • Hillsborough River — Runs along East and West River Drive, the plat's river frontage.
  • West River Drive Preserve — A 12.24-acre preserve on the south side of West River Dr, on the river's northern bank.
  • Riverside Park — A 1.9-acre river park at 201 S Riverhills Dr that the city's expansion plans would enlarge to about 9 acres.
  • Riverhills Park and Scout Park — Park land at 329 S Riverhills Dr, including the 30.49-acre Scout Park.
  • Biltmore Park — A small city park reached from Biltmore Ave, between S Glen Arven Ave and the river road.
  • City Hall and Public Works — About 2.4 miles in a straight line from the plat center.

Temple Terrace Riverside Age, Ownership and Low-Ground Numbers

Riverside is a one-generation plat on the lowest ground in this part of the city, and parcel records show the pattern.

  • 89.4% of the plat's 310 single-family homes were built between 1950 and 1969, and the median build year is 1956. A single-generation plat means one failing-pipe pattern tends to repeat from street to street, which helps in predicting repair scopes.
  • 110 of the plat's 310 homes (35.5%) list an off-site owner mailing address. A large landlord share means property-manager callers, and repeat service on the same address is common.
  • Ground elevation at the plat center is 27.5 feet, and the plat's map box overlaps 3 AE, 1 AE floodway and 1 Zone X polygon. Low ground near the river is where slab leaks, a high water table and slow drains show up.
  • 4 quadrant checks of the plat found City of Temple Terrace water in the west half and both Temple Terrace and Tampa water in the east half. Confirm the water bill before quoting a main-line or meter issue on the east side.
  • The average home is 1,723 square feet with 2.09 baths on 0.25 acre. These are typical three-bedroom ranch sizes, so single-fixture and water heater work is usually straightforward.
  • Orange River Estates next door holds 304 homes built between 1980 and 1989. Two pipe eras sit within a few blocks, so advice for one street may not fit the next.

Riverside 33617: meter spinning with the water off?

Close every tap, check the meter dial after two hours, and tell us what you saw. If it moved, a hidden leak is the likeliest explanation, and we can start with leak detection the same day.

What River-Side Owners and Property Managers Ask

Watch the water meter with every fixture off: if the dial moves, water is escaping. Other signs are warm floor spots, a damp slab edge, or a bill that climbs for no reason. We then pressure-test and listen along the lines to find the source.

Is the breaker on, is the reset button at the heater tripped, is the thermostat set above 120 degrees? If those pass, an element or thermostat has likely failed, and repairs of that type run roughly $150-$450. If the tank leaks at the base, it is replacement.

Usually a clog in the standpipe or branch line, sometimes a partly blocked vent. Lint and soap residue build up over years. We snake the line from the standpipe and, if needed, run a camera to see how far the buildup goes.

Because Orange River Estates was built in the 1980s and Riverside in 1955-58, and pipe materials changed in between. Copper and cast iron became CPVC and PVC. The year, not the street, tells us what to expect in the walls.

Probably, though an old, heavily scaled tank can spring a leak when disturbed. We check the age, the sediment and the anode first. At roughly 15 years it may be a swap instead, and the price runs $1,200-$2,500 installed.
