Plumbing in Egypt Lake-Leto, One Plat at a Time
Egypt Lake-Leto lies just north of Tampa International Airport, about 7.1 miles west-southwest of Temple Terrace City Hall. Of its 6,538 single-family parcels, the median build year is 1964, and 59.9 percent were built before 1970. That puts a mid-century ranch plat at the center of most calls.
The apartment stock pulls the overall median up to 1980, so the numbers can mislead: 52.2 percent of occupied homes are rented, and 34.2 percent of units are in buildings of five or more. The houses are older than the headline suggests, and many belong to landlords.
One Plat, One Pipe Vintage
West Park Estates Unit 4 alone holds 493 homes with an average build year of 1964, and its neighbors, Grove Park Estates and Lake Egypt Estates, fall in the same 1955-1966 band. When whole plats go up in the same few years, they tend to get the same pipe: original supply lines of galvanized steel or early copper, and drains of cast iron.
That is why a repair here comes with a question about the whole system. Galvanized pipe corrodes from the inside and can choke off flow, a point our older-homes guide explains. Cast-iron stacks rust through at the bottom. Neither fails on a schedule, so we look before we quote any repipe.
Work We Do in Mid-Century Ranch Plats
- Emergency Plumbing Repairs — Water running from a failed galvanized elbow or a split angle stop in a 1960 ranch is shut off at the main and priced in writing before we repair it.
- Plumbing Repairs — Corroded shutoffs, weeping stops and slow cold lines are the daily repairs on houses plumbed in the 1950s and 1960s.
- Plumbing Installation — A bathroom update on a slab ranch means finding the original drain and checking the valves before choosing fixtures.
- Leak Detection — Slab leaks are plausible in a 60-year-old copper system, and pressure testing and listening locates them before concrete is cut.
- Water Heater Repair & Replacement — Rental heaters near the airport run hard and fast; we price repair against replacement with the age and condition in view.
- Repiping (PEX) — The galvanized-to-PEX swap is the big job in these plats, and it is a decision made after we see the pipe, not before.
- Drain Cleaning & Hydro Jetting — Old cast-iron and clay drains clog from scale and roots, and a camera shows which, so we clear first and recommend repair only if needed.
Who Handles the Sewer Depends on the Street
Tampa supplies the water at all five points a county utility map check covered, at 211 mg/L hardness and 3.6 ppm chloramine. The sewer is split: county wastewater at three points and City of Tampa at two. A sewer backup call starts with a camera on the house line to learn whether the blockage sits before or after the property line.
All five sample points tested as FEMA minimal-hazard, so drain backup, not flooding, is the lead worry. For repeat landlord work see our post on repairs and tenant access and drain cleaning. The Carrollwood subdivisions north on Dale Mabry are mostly 1980s.

Egypt Lake-Leto House Age, Rental Share and Sewer Split
Mid-century houses, a high renter share and a split sewer map set Egypt Lake-Leto apart from the other Tampa-side areas.
- The median build year of Egypt Lake-Leto's 6,538 single-family parcels is 1964, and 59.9% were built before 1970. Original galvanized, cast-iron and early copper lines are plausible here, a different job mix from the 1980s belts in Carrollwood or New Tampa.
- West Park Estates Unit 4 alone holds 493 homes with an average build year of 1964. One plat means one pipe vintage, so what turns up on one street often predicts what the next block holds.
- Renters occupy 52.2% of the 14,020 occupied homes, and 34.2% of units are in buildings of five or more. Landlord, property manager and tenant-emergency calls make up a large share of the work, alongside calls from homeowners.
- All 5 water sample points are City of Tampa service, where the 2025 report gives a pH of 7.88 and makes the owner responsible for the line past the meter. A leak between the meter and the house is the owner's to fix, while a main-side problem goes to Tampa.
- The sewer area splits: 3 of 5 sample points fall in the county's NWRWRF area and 2 in the City of Tampa's. No single sewer owner covers the whole community, so the address and the cleanout location come before assuming whom to call about a backup.
- All 5 FEMA sample points in Egypt Lake-Leto are in Zone X, at ground elevations of 33 to 51 feet. Mapped flooding is not the lead concern, which makes aging drain lines a likelier source of backups here.
Egypt Lake-Leto 33614: low pressure at every tap?
Open the cold tap at the kitchen sink and the tub together and tell us what you see. If the flow drops sharply, galvanized supply is a candidate, and we can check it on a same-day visit.
CALL 813-733-7188Galvanized, Cast Iron and Landlord Questions in Egypt Lake-Leto
Look at exposed lines near the heater and meter. Galvanized steel is gray, threaded and often rust-stained at joints; a magnet sticks to it, while copper does not. Low pressure at several fixtures at once is a common sign. We confirm on site before quoting.
Only if a camera or an inspection shows cracks, scaling or leaks. Cast iron lasts decades, and replacing a healthy stack is expensive. We camera the line and tell you what we see, so you can decide on evidence rather than age alone.
One written estimate and one invoice per property, each listing the date, address and part replaced. That keeps your books clean and gives a record per house. Send the tenant's contact and one approving person, and we handle the scheduling.
Which utility owns the sewer depends on the street here, and a county map shows areas, not hookups. Call us first for a camera on the house line; if the blockage is beyond the property line, we will say so and give you the right number.
Drain position, valve depth, wall access and a shutoff for the bath. We price it after seeing the wall and the drain, in writing, before any tile comes off. Our post on tub-to-shower conversions in mid-century bathrooms walks through what a plumber checks before the tile crew starts.
