Plumbing in New Tampa, Past the First Replacement Cycle
New Tampa is the newest ground in this service area. Among 15,124 single-family parcels in ZIP 33647 the median build year is 2002, 62.6 percent went up after 2000, and only 5.1 percent date from 2020 or later. It runs 3 to 9 miles north-northeast of Temple Terrace City Hall, up Bruce B. Downs Boulevard.
Plumbing built in the early 2000s is now 20 to 25 years old, and that is when the first generation of builder-grade water heaters, toilet parts and faucet cartridges runs out. Our work here is rarely a crisis in a 1950s pipe and often a planned replacement.
What 20-Year-Old Builder Plumbing Needs
In Cross Creek, Arbor Greene, Cory Lake Isles and Tampa Palms, an original tank heater, where one survives, is at or past its expected life. When we replace it, there is a decision to make about tank versus tankless, and our post on whether a new heater fits the space covers closet, garage and attic installs. A tank swap is $1,200-$2,500 installed; tankless starts at about $2,200, and our cost guide shows how the ranges compare.
Slab-on-grade houses have their own failure: a supply line that leaks beneath the floor. Leak detection ($200-$450, credited toward the repair) finds it by pressure testing and listening, and a $900-$2,200 spot repair is usually better than a repipe, and a first heater swap falls under water heater replacement.
Planned Replacements and Surprise Leaks in Master-Planned Streets
- Emergency Plumbing Repairs — A slab leak that surfaces overnight or a heater tank that gives way on a Sunday gets the same written price as a weekday call, plus the after-hours dispatch fee.
- Plumbing Repairs — Most calls here are first-generation parts wearing out: fill valves, cartridges, disposals and angle stops from the original build.
- Plumbing Installation — A bath addition or a new kitchen fixture goes onto a slab, so we locate existing drains and supply before quoting.
- Leak Detection — Slab-on-grade houses are the norm here, which makes pressure testing and listening the first step for any hidden-leak suspicion.
- Water Heater Repair & Replacement — Original tank heaters from the mid-2000s are the typical job, and a tankless conversion is worth pricing alongside the tank swap.
- Repiping (PEX) — A true repipe is uncommon in a 2000s house, but the 1978-1997 plats are the exception we check by pipe type first.
- Drain Cleaning & Hydro Jetting — Newer PVC drains clog from grease and wipes more than from roots, and a camera pass keeps the guessing out of it.
CDD Ponds Versus Your Lot Line, and the 1990s Tail
The Tampa Palms Community Development District maintains 69 stormwater ponds, three parks and ten lake fountains, according to its own page. Those belong to the district, while lot-side and indoor plumbing belong to the homeowner. We confirm the line before quoting a yard repair.
About 30.5 percent of New Tampa's single-family houses were built between 1978 and 1997, mostly in Hunter's Green, Pebble Creek and early Tampa Palms. Those plats are the exception to the newer-construction picture, so ask about pipe type if a leak appears. See also Lutz to the west.

New Tampa Building Ages, CDD Ponds and Water-Supply Numbers
New Tampa is the newest housing in the service area, so its numbers read very differently from the older Temple Terrace plats.
- In ZIP 33647 the median single-family build year is 2002, and 62.6% of 15,124 parcels were built since 2000. The housing is the newest in our service area, so calls lean toward 15-to-35-year-old copper and CPVC plumbing, water heaters and fixtures rather than 1960s pipe.
- Another 4,616 parcels (30.5%) in the same ZIP were built in the 1978-1997 polybutylene window. Pebble Creek, Hunter's Green and early Tampa Palms fall in that span, so asking about pipe material is a fair first question, without assuming any one house has it.
- Hillsborough County's small Pebble Creek water system buys Tampa water and reports an average chloramine level of 2.5 ppm, against 3.6 ppm in Tampa's own report. Two operators can share one Tampa-sourced supply, so which utility sends the bill is worth asking before diagnosing a pressure or billing question.
- The Tampa Palms Community Development District maintains 69 stormwater ponds, 3 parks and 10 lake fountains. Ponds and common areas belong to the district, while plumbing inside the house and on the lot belongs to the owner.
- Owner-occupancy runs from 45.4% in southern Tampa Palms to 79.4% in the Pebble Creek and Live Oak Preserve census tracts. Single-family blocks sit beside apartment and townhome edges, so one visit may be for an owner and the next for a property manager.
- Only 772 of the ZIP's single-family homes (5.1%) were built since 2020. Most homes are established ones, with water heaters and fixtures now 15 to 25 years old, rather than brand-new construction.

Plan replacement once a tank heater passes 10 to 12 years, and sooner if you see rust at the base, a damp floor or lukewarm water. Replacing before it leaks costs less than water damage. Quotes arrive in writing before we start.
In Tampa Palms the Community Development District lists pond maintenance among its duties; other New Tampa communities have their own associations. Ponds and common areas are not plumbing, but if yard drainage is backing into your house we can check that side of it.
Tankless frees floor space and gives continuous hot water, and installs run $2,200-$3,500. It needs venting and, for gas units, adequate supply, and it should be flushed every 12-24 months. We compare it with a tank swap for your layout.
Yes. Supply lines under a slab can corrode or rub through at fittings over time. Signs are a spinning meter with everything off, warm spots on the floor, or a bill that climbs unexplained. Leak detection pinpoints it before any concrete is cut.
Pebble Creek has a small county-run water system that buys its supply from Tampa, with chloramine averaging 2.5 ppm. For a leak in the house the work is the same. For a problem at the street, we confirm which utility serves your address first.
