TEMPLE GROVE ESTATES PLUMBER FOR 152 COMPACT 1960s RANCHES ON HIGH GROUND

Nine in ten of these houses were built within a dozen years of each other, so what fails in one tends to fail in the next.

Temple Grove Estates Plumbing, Small Houses and Predictable Scope

Temple Grove Estates is a compact plat of 152 single-family homes about half a mile from City Hall. Streets include Liberty Avenue, 110th through 113th Avenue and Whiteway Drive. County records give a median year built of 1964, with 92.8 percent built between 1960 and 1972.

Homes average only 1,501 square feet with 1.98 baths on about 0.20 acre, the smallest lots in the city. A repipe or a heater swap here is predictable, because one heater, one short supply run and one or two baths set the scope.

High Ground, So the Failures Are About Age

Ground at the plat center is about 70.8 feet, the highest sampled in the city, and the only plat whose flood-map query returned minimal-hazard Zone X alone. Floods are not the story. Plumbing here fails from age: 60-year-old copper developing pinholes, cast-iron stacks rusting at the base, and trees at the edge of small lots, which is where leak detection and camera work earn their keep.

That makes the older-homes guide the closest match to what we do here. For a single pinhole in accessible copper, repair is sensible. For repeated leaks, the repipe starts to pay, and the PEX repipe in a house this size is easier to scope than in most places, after a walk-through.

Work on 1,500-Square-Foot Ranches

  • Emergency Plumbing Repairs — With one heater and a short supply run, a burst line is shut off quickly and the repair is usually a straightforward one.
  • Plumbing Repairs — Pinholes in 60-year-old copper, weeping stops and slow stacks are the standard calls on 1960s ranches this size.
  • Plumbing Installation — A 1.98-bath house with a 0.20-acre lot suits a bathroom refresh or a fixture swap without moving drains.
  • Leak Detection — With a slab ranch on high, well-drained ground, a hidden leak is usually supply plumbing, found by pressure test and listening.
  • Water Heater Repair & Replacement — A tank from the 1990s or 2000s in a hall closet gets sized and measured before a replacement is chosen.
  • Repiping (PEX) — One heater, one or two baths and a short supply run make the repipe scope here among the easiest to estimate.
  • Drain Cleaning & Hydro Jetting — Small lots with mature trees mean roots reach laterals, and cast-iron stacks scale, so a camera pass comes before jetting.

Whiteway Drive, the Water Plant and Hard Water

The city's larger Whiteway water plant shares its name with a street in the plat, though we do not know how close it sits. City water is over 300 mg/L hard, so heater scale builds quickly in homes that still have a tank from the 1990s. Our post on reading the water report explains the numbers.

Nearby plats include Temple Valley Estates, built from 1955, and Temple Hills, 1979-2013. Serena Park, Linwood Park and University Square Playground are within a few blocks. The Temple Terrace Estates plat family lies south and east of here.

Temple Grove Replats and the Plats Beside Them

Temple Grove is a 152-home plat with two small replats, surrounded by older and newer plats built in different decades.

  • Temple Grove Estates main plat — 122 homes built 1960-2024, averaging 1965, making up the bulk of Temple Grove's early-copper generation.
  • Replat of Blocks 1, 4 and 5 — 22 homes built 1970-72, a short infill at the end of the main building run.
  • Resubdivision of Lots 16-24, Block 4 — 8 homes built 1966-68 in a resubdivision of Lots 16-24, one of the plat's smaller pieces.
  • Temple Valley Estates — 54 homes averaging 1960, just southwest of Temple Grove, from a slightly older building run.
  • Temple Hills, Units 1 and 2 — 109 homes east of the plat built 1979-98, with Unit 1 averaging 1984.
  • Temple Terrace Heights — About 90 homes (60 plus a 30-home addition), roughly 0.7 miles south and averaging 1955.
  • Liberty Avenue — 29 homes, the largest street cluster inside the plat, in a plat built mostly in 1960-72.
  • 110th and 111th Avenues — 28 and 27 homes, the next largest street clusters, in the same 1960-72 build run.
  • Whiteway Drive — 15 homes on a street named like one of the city's two water plants.

Temple Grove Estates: Age, Size and Dry-Ground Numbers

A small, uniform plat on high ground has few surprises, and the numbers say why.

  • Temple Grove Estates has 152 homes with a median build year of 1964, and 92.8% were built between 1960 and 1972. A near-uniform early-copper era means pinholes, scale and old cast-iron drains tend to repeat across the plat.
  • 146 of the 152 homes (96.1%) were built before 1980. Nearly every original system is 45 or more years old, so repiping and drain-line replacement are relevant to almost every address.
  • The plat's whole FEMA map box returned 1 polygon, Zone X, with no AE or floodway area touching it. Flooding is not the story here; failures come from age, mineral scale and tree roots.
  • Ground elevation at the plat center is 70.8 feet, against 27.5 feet at Temple Terrace Riverside. Well-drained high ground means fewer high-water-table surprises than river-edge plats, so ground moisture is a smaller factor.
  • The average home is 1,501 square feet with 1.98 baths on a lot of about 0.20 acre. A small three-bedroom, two-bath ranch has one water heater and a short supply run, which keeps a repipe scope predictable.
  • 31 of the 152 homes (20.4%) list an off-site owner mailing address. Most homes are owner-occupied, with roughly one in five owned by someone living elsewhere, which can mean landlord scheduling.

Temple Grove Questions About Pinholes, Shutoffs and Repipe Quotes

It is usually near the water meter at the street, on the supply line where it enters the house, or at an exterior hose bib. Turn it off and on once a year; old valves seize. If it will not close fully, replacing it before an emergency costs far less.

Whole-house PEX repipes run $4,500-$12,000, and a small single-story house with one heater tends toward the lower end. The price depends on slab or raised floor, wall access and fixture count. We quote after walking the house, in writing.

Often yes, but not always the same model or the same fittings. Doorway width and flue height can change the plan. Our heater fit post lists closet, garage and attic constraints, and we measure on site first.

For anything over about $1,500 we would rather you collected a second written quote than felt rushed into ours. Compare what each lists: pipe type, how many fixtures, patching, and who pulls any permit. Differences in scope explain most price gaps.

Water chemistry, flow, soldering practice and the pipe's wall thickness all play a part. City water here is very hard and treated with chlorine. We cannot say which factor caused a given pinhole, but we can say whether others are likely nearby.
